Booking Conditions & General Terms

1 - Maximum capacity allowed
  • If more people beyond the maximum capacity of the house are found in the property or in communal areas, the all group are obligated to leave the house in 1 hour maximum and leads to automatic loss of the security deposit without any compensation.
  • Children and babies count towards maximum capacity allowed as well.
  • Every change to maximum capacity allowed be written approved by the company to be considered valid and requires an additional cost.
  • The maximum capacity allowed for each house may be consulted on the property page.

2- Pets are not allowed
  • For more information, please refer to “9. Exception: pets during the stay” in Accommodation

3 - Booking period
  • Check-in between 16H00 and 20H30, after 20H30 is applied a late check-in fee stipulated on clause 8 - Extra Services
  • Check-out: until 10H00

  • 4 - Accommodation price
  • The price for the "Booking Period" is shown on the check-out page.
  • The price includes linen (bed sheets and towels) and house cleaning before arrival.

5 - Payment conditions
  • Booking - reservation down-payment is 30%
  • Final instalment (70%) is due 60 days before arrival.

6 - Payment details
  • To reserve the accommodation, you need to make a bank transfer to the account sent by the property manager.
Note: The booking period is blocked for 48 hours to give you time to make the bank transfer and to send us the bank receipt. If no information is received within 48 hours, the booking period is automatically unblocked and made available again.

7 - Security Deposit
A Security Deposit of €500 or €1000 has to be left on arrival either in cash or in credit card authorization:
  • €1000 for villas 
  • €500 for town houses and apartments

The Security Deposit will be refunded upon check-out after a joint property inspection (if you left a credit card authorization will be cancelled within 48 hours) and return of the villa keys, parking permits and anything that have been lent during the stay.

It is important to emphasize that the homeowner will deduct any charges if needed in a fair and just manner up to the Security Deposit amount.

8 - Extra services (extra services should be requested in advance and are subject to availability):
  • Bed linen and shower towels change-over: 12.50€ per person
  • Baby pack (baby cot and high chair): €30/week
  • Late check-in fee: 
    • between 20H30 and 24H00 is 30€; 
    • between 24H00 and 9H00 is 45€.

9 - Disputes Settlement
  • In case of possible litigation, both parties agree to appeal to the appointing authority that they may consider more appropriate for that purpose: the CACCL that stands for Arbitration Centre and Consumption Conflict of Lisbon (Address: Rua dos Douradores, no 116 - 2o, 1100-207 Lisboa) or Justices of the Peace in Setúbal (Address: Rua Alferes Pinto Vidigal, no10 - A, 1o, 2900-557 Setúbal).

10 - Responsibility Policy
  • I declare to be over 18 years of age and that I have read, understood and accepted the "Booking Conditions and Payments Details" as well as the following "Accommodation Booking General Terms".

Accommodation Booking General Terms

1. Accommodation booking
  • Booking is performed according to the terms and conditions expressed on this contract. The property manager or its agents have the right to refuse to accept a reservation that had not been paid or confirmed by email.
  • Your booking is made as a consumer for the purpose of a holiday and you acknowledge that no liability can be accepted for any business losses howsoever suffered or incurred by you.
2. Payments
  • Unless otherwise written stated, the payments conditions (deadlines and terms) are those which have been stipulated on clause 5 - Payment conditions in "Booking Conditions and Payment Details". Failure to meet those obligations may result in cancellation of your booking by the property manager or anyone representing him.
3. Security Deposit
  • It is mandatory to deliver a security deposit on arrival in accordance with the clause 7 - Security Deposit in "Booking Conditions and Payments Details". A Security Deposit of €1000 or €500 (€1000 for villas and €500 for town houses and apartments) has to be left on arrival either in cash or in credit card authorization.
  • The Security Deposit will be hold by the property manager or its agents to be applied against the reasonable cleaning and/or replacement of the property, furnishings, fixtures, fittings or whatever damage, broken, scratched or stolen objects during your stay.
  • The Security Deposit will be refunded upon check-out after a joint property inspection (if you left a credit card authorization will be cancelled within 48 hours) and return of the villa keys, parking permits and anything that have been lent during the stay. It is agreed, regarding a policy of joint responsibility, that we will contact you if something wrong was detected, that may be imputable to your group, within 48 hours following check-out in order to agree a fair price to cover possible costs. Both parties should act in good faith to solve any issue in an appropriate manner.

4. Booking cancellation or amend
  • If you need to cancel or amend your booking you must send us an e-mail as soon as possible.

5. Cancellation fee
The cancellation fee is:
  • Up to 61 days before arrival free cancellation (bank transfer costs of refund may be applied to the guest);
  • From 0 to 60 days before arrival charge 100% of the total booking amount.

6. Booking cancellation or amend due to "force majeure"
  • We would not expect to have to make any changes to your booking, but sometimes problems occur, and we do have to make alterations or, very occasionally, cancel bookings. In case we have to cancel or amend your booking for reasons beyond our control, you will be fully reimbursed.
  • Holiday Lovers provides services for temporary accommodation, not providing complementary services such as travel insurance. If, due to any unforeseen circumstances, you are unable to travel, and your reservation is outside the cancellation period, you must use the travel insurance you have contracted for reimbursement and in accordance with the established coverages.

7. Checking-in and Checking-out
  • Check-ins start after 16:00 hours on the Arrival Date of your holiday. During high season time your check-in may be delayed due to high volume of reservations, so please be patient and trust our good will. We will do our best to keep you informed and get everyone checked-in as soon as possible.
  • Please let us know your arrival time, especially if you are predicting to arrive later than 20h00, so we can provide you the best solution possible, though restricted regional transports, otherwise you may not get access to the property. If your arrival will be delayed, you must contact us so that alternative arrangements can be made. If you decide not to come and do not communicate it to us until noon the day after, your booking will be cancelled.
  • Please understand that any delay with check-outs will cause serious logistic issues and may affect the coming guests. That is the reason why is so important to agree the exact time for the inspection the day before, allowing you to check-out by 10h00, or the security deposit may be redrawn in order to compensate any inconvenience.

8. Complaints
  • We strive to make sure everything is in perfect conditions for you to have a pleasant stay. However, if you have any cause of complaint, please contact us as soon as possible, so we can try to implement the corrective measures needed, and achievable, in order to minimize negative effect and obtain timely better results.
  • It is often extremely difficult (and sometimes impossible) to resolve difficulties properly unless we are promptly notified.

9. Exception: pets during the stay
  • If the owner allows you to bring your pet, we will inform it to you by e-mail and requires a fee to cover only cleaning costs (fee starting on 30€ per pet per week), excluding any damage that may be caused. All damages will be deducted from the security deposit. To clean animal dropping, feather and others is your responsibility, otherwise we will also deducted a reasonable amount from the security deposit.
  • If you bring your pet without our authorization, we can refuse to hand over the property to you, or can require you to leave it. We will treat any of these circumstances as a cancellation of the booking by you.

10. Tacit acceptances by signing this contract
  • You agree that you will take care of all goods and members of the group. You agree that the property manager and its agents are not responsible for accidents, losses, damages or others that may happen to the group during the stay and that insurances are not included. You accept that our responsibility is limited to the amount mentioned on clause 12. Company Liability in "Accommodation Booking General Terms".

11. Group responsibilities
  • You agree that you cannot check-in, leave goods or receive delivers or parcels at the property before 16h00 on check-in day.
  • You agree that any delay on check-out time (10h00) represents extra costs to the property manager and may cause a deduction to your security deposit. Late check-out (until 12h30) may be requested in advance and it is subject to an extra fee.
  • You agree that smoking is not allowed inside the house. However smoking will be allowed outside in the garden.
  • You agree to allow us and maintenance teams access at any reasonable time during your stay for the purpose of essential repairs, garden and pool maintenance.
  • You agree to maintain the pool reasonably clean, and rinse before you or your guests go into the pool as to not bring grass, beach sand and excess sunscreen to the pool.
  • You agree to keep and leave the property and the furnishings, furniture, kitchen equipment, crockery, plates, glasses, cutlery, pans and pots clean and in good condition and in the same place they were on your arrival. You agree not to move furniture around or to take any indoor furniture, including chairs and tables outside. You agree to safe usage of the kitchen and all its appliances, tools, knifes, cutlery and that no minor should be left unattended ad unsupervised in the kitchen. Messy and dirty kitchens, with dirty eating and cooking equipment will be penalized your deposit for extra cleaning time plus penalty for backed up operations resulting from the loss of time in cleaning & sorting the kitchen ware.
  • You agree to take good care of the audio and TV equipment and the bicycles when available for use. It is not allowed to subscribe tv paid channels or use the telephone (except emergency numbers).
  • You agree to take all necessary steps to safeguard the property and to respect condominiums' rules. You agree not to cause any damage to the walls, doors or windows of the property nor to do anything that may be reasonably considered to cause a nuisance or annoyance to us or to any other occupier of adjoining or neighboring properties. Parties must be previously authorized in written, and will still be subjectable to noise limits imposed buy Portuguese law. Any damage cause by the group you represent in the property or in the neighbourhood may reflect costs deductible to the security deposit and/or booking cancellation with immediate effect. In case of police intervention necessary you and your group are required to leave the property within 1 hour.
  • You agree to take all necessary steps to safeguard your personal property during your stay and upon departure. We do not take any liability in respect of your forgotten, damaged or lost personal goods.
  • You agree, you cannot allow more people to stay in the property than expressly authorized, nor can you significantly change the makeup of the party during your stay in the property, nor can you take your pet into the property unless it has been arranged in advance and it is shown on your confirmation.
  • No travel insurance is provided by the owner and/or property manager, therefore if desired, it should be responsibility of the guest to have a travel insurance in place for the period covered in this agreement. You agree to ensure that each member of your party is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property), health insurance which covers all types of illness, medical and hospital costs, accidents and death.

12. Company liability
  • Our maximum liability for losses you may suffer as a result of us acting in breach of these terms and conditions is strictly limited to €1500 and any losses which are a foreseeable consequence of us breaking the agreement. You are liable and agree to take full responsibility for those who fall or use the pool at will, namely babies and underage children.

13. Liability exclusion
  • You assume that we are not liable for any accidents, personal injuries or death within or outside the property. You agree to safe usage of the swimming pool and its surroundings. Jumping into swimming pools is not allowed for safety reasons and we cannot be held responsible for injuries caused. You agree that infants, minors and elderly around and in the swimming pool area need to always be supervised by an able adult. You agree to safe usage of the property and its premises. You agree to promptly clean and alert users of spills and other hazardous areas, including but not exclusively, wet areas, hot areas, uneven areas and any other areas that might constitute a hazard.

14. Governing Law
  • This contract is governed by the law of Portugal and we both agree that any dispute, matter or other issue which arises between us will be dealt with by the Courts of Portugal.

These terms and conditions are applied to all our properties and there are no exceptions. When you proceed with a booking you agree with the terms and conditions stated on this page.
